Plans Released for 61-Storey Residential Tower at Pacific Highway in Chatswood

A proposal has been lodged for a 61-storey residential tower at 815 Pacific Highway, replacing an existing commercial building with a development that would become one of the tallest proposed in Chatswood in recent years.

Currently on public exhibition through the NSW Planning Portal, the proposal would replace the Panorama Building, a 14-storey office building completed in 1972. If approved, the project would deliver 490 apartments, including 76 affordable homes that would be managed by Evolve Housing for at least 15 years.

The site sits within Chatswood’s accelerated Transit Oriented Development precinct, an area identified for higher-density housing close to major public transport. Located within approximately 400 metres of the new Chatswood Metro station, the site has been identified in planning documents as suitable for higher-density residential development.

Replacing a Chatswood landmark

The proposal has been lodged by commercial property group FiveX as it expands further into the residential sector, following plans for another apartment tower in North Sydney.

Designed by fjcstudio, the project would replace the Panorama Building, originally known as the BMA Tower. Completed in 1972, the building was designed by Hungarian-born architect Hugo Stossel and was once the tallest structure in Chatswood.

Its distinctive curved façade and external glass lift made it a recognisable feature of the Chatswood skyline for decades. Planning documents state the ageing commercial building no longer reflects Chatswood’s role as one of Sydney’s key strategic centres. They identify the site as well suited to additional housing because of its proximity to the Metro station, employment, retail and community services.

According to the Architectural Design Report, the proposal aims to increase housing within a 400-metre catchment of the new Chatswood Metro station while supporting a mix of residential, employment and community uses.

Alongside its 490 apartments, the proposal includes 76 dwellings that would be provided as affordable housing and managed by community housing provider Evolve Housing for a minimum of 15 years.

The proposal aligns with planning policies that encourage higher-density housing close to major public transport infrastructure.

If approved, the 61-storey building would be one of the tallest developments proposed in Chatswood in recent years.

The application remains on public exhibition through the NSW Planning Portal, where members of the public can view the proposal and make submissions as part of the assessment process.
