Plans Progress for 552-Unit Chatswood Grand Residences in CBD

Plans for the $1.3 billion Chatswood Grand Residences are progressing, opening what the developer describes as a rare opportunity for buyers to secure a new home in the heart of Chatswood.

The proposed mixed-use development at 8 Wilson Street would deliver 552 apartments across two towers in the Chatswood CBD. The project, led by Billbergia in partnership with Metrics Credit Partners, is currently before the Housing Delivery Authority, while a State Significant Development Application is on public exhibition. Subject to approvals, construction is expected to begin in late 2026, with completion targeted for 2031.

Designed by PBD Architects after winning a design excellence competition, Chatswood Grand Residences would comprise two towers rising 58 and 60 storeys above a podium featuring more than 2,500 square metres of retail and commercial space. Plans also include around 2,500 square metres of revitalised public domain and an activated laneway precinct with dining, convenience retail and essential services.

The development is planned within walking distance of Chatswood Interchange, Chatswood Chase, Westfield Chatswood and Beauchamp Park, placing future residents close to public transport, shopping, employment and recreational amenities.

Billbergia Development Director Saul Moran said the project has been designed to respond to changing buyer expectations.

“Chatswood Grand Residences has been designed with exceptional housing diversity in an amenity-rich setting. The podium retail and vibrant laneway precinct will combine to create a lively, connected destination for residents and the wider community to enjoy,” Mr Moran said.

The apartment mix includes studios through to four-bedroom homes, catering to first-home buyers, investors, downsizers and families. Larger floorplans have also been incorporated in response to demand for more flexible apartment living in well-connected urban centres.

According to Billbergia, Stage One comprises 310 apartments up to Level 33 across the two towers and is already 30 per cent sold. The developer said early purchasers have largely been local owner-occupiers and investors.

Sales Manager John Kim said buyers have been attracted by the development’s views, spacious interiors and upgrade options. “The views are unrivalled, taking in the Sydney CBD, Harbour Headlands and National Parklands. Interior space is optimised with wintergardens to all apartments, seamlessly connecting indoor and outdoor living,” Mr Kim said.

Apartment prices start from $1.2 million for studios and one-bedroom residences, while two-bedroom apartments are priced from $1.52 million. Three-bedroom homes start from $2.7 million, with four-bedroom residences, including four penthouses, planned at the top of the towers.

According to the proposal, all apartments will include wintergardens, while most homes have corner layouts designed to maximise natural light, ventilation, privacy and district views. Premium three-bedroom apartments will include two car spaces, while penthouses will have three. Residents would also have access to shared facilities including a swimming pool, spa, sauna, steam room, gym, yoga facilities, a virtual golf room, landscaped gardens and barbecue areas.

Mr Moran said the development places a strong emphasis on everyday liveability. “Chatswood Grand Residences has been designed with liveability at its core, offering exceptional amenity tailored to North Shore buyers. Its first-class facilities are designed to support wellbeing, foster community and enrich residents’ daily lives,” he said.

The project remains subject to planning approvals, with the State Significant Development Application currently on public exhibition. If approved, Chatswood Grand Residences would add 552 apartments, retail and commercial space, and new public domain improvements to the Chatswood CBD.
